- Name, email address, phone number and country of residence when you enquire, register, request a consultation, book a stay or sign up to a service
- Property details when you ask us to manage, market or sell a property you own
- Booking details (dates, guest count, special requests) when you book a stay
- Identification information where required by law, AML/KYC, building rules or guest registration
- Payment-related information, processed by our payment partners
- Any other information you choose to share in a message, form, call or meeting

- Device and browser information, IP address, referring URL
- Pages viewed, time on page, links clicked

- Booking platforms (Airbnb, Booking.com, Agoda and others) when guests book through them

4. Sharing and disclosure
We share personal information only where necessary, and only with categories of recipient who handle it under appropriate confidentiality and data-protection commitments:
- Service providers and vendors — housekeeping, maintenance, pool and garden, accounting, IT, legal counsel
- Payment and banking partners — for owner payouts, guest deposits and refunds
- Booking platforms and channel managers — Airbnb, Booking.com, Agoda and others
- Marketing platforms — only where you have consented
- Government, regulators and tax authorities — where required by law
- Professional advisors — lawyers, accountants, insurers
- Prospective buyers, owners or counterparties — only as needed to progress a transaction you have requested
We do not sell your personal information.
5. International transfers
Pearl is based in Thailand. Where we transfer your information outside Thailand (for example to EU-based platforms or to overseas owners) we do so using safeguards such as contractual commitments, vendor compliance with GDPR and PDPA, or your explicit consent.

We use cookies and similar technologies to operate the website, remember your preferences, measure traffic and (with your consent) deliver marketing. You can manage cookies through the cookie banner on first visit and through your browser settings.

7. Data retention

8. Your rights
Subject to applicable law (Thailand’s Personal Data Protection Act B.E. 2562, the EU/UK GDPR where it applies), you have the right to:

- Correct inaccurate information
- Ask us to delete information where there is no continuing reason to hold it
- Restrict or object to certain processing
- Withdraw consent at any time (without affecting prior lawful processing)
- Receive your information in a portable format
- Complain to your local data-protection authority (in Thailand, the Personal Data Protection Committee)

9. Children
Our services are not directed at children. We do not knowingly collect personal information from anyone under 16. If you believe we hold information about a child, please contact us and we will remove it.

We use reasonable technical and organisational measures to protect personal information against loss, misuse and unauthorised access. No system is completely secure, so we cannot guarantee absolute security.

We may update this policy from time to time. The “Last updated” date at the top will reflect the latest version. Material changes will be highlighted on the website.
