If you own a villa or condominium in Phuket, one of the first questions you may ask is: how much does property management cost? For full-service property management in Phuket, fees are often around 20–30% of rental revenue. But the headline percentage is only the starting point. What matters is what is included, what is charged separately, how well your property performs; and ultimately what you receive.

Don’t Compare the Percentage Alone

A company charging a lower management fee isn’t necessarily cheaper. Additional costs can include cleaning and linen, guest support and check-ins, software and technology, photography, utilities management, administration and other operational services. These are increasingly the basics. The real difference is how well they are delivered and what results they produce. For owners searching specifically for Airbnb property management in Phuket, it is also worth looking beyond Airbnb itself. A property’s rental strategy shouldn’t depend on a single booking channel.

Personal service matters, but company size alone doesn’t determine service quality. More useful questions are whether the team is locally based and on hand when needed, who deals with an evening guest problem, who oversees housekeeping and maintenance, who checks the property, and what happens when several properties need attention at once.

Owners should look for personal attention backed by a capable local team, good systems and the resources to respond when needed: particularly when their Phuket property may be thousands of kilometres away.

Dynamic Pricing Means Being Dynamic
