If you are in the European Union, the United Kingdom or another jurisdiction whose data-protection laws apply to your interactions with Pearl, this statement sets out additional information required under the EU General Data Protection Regulation (Regulation (EU) 2016/679, “GDPR”) and the UK GDPR.

2. Lawful bases we rely on
Pearl relies on the following lawful bases under Article 6 GDPR:

Where we process special categories of personal data (Article 9), we will identify a separate condition and (typically) seek your explicit consent.
3. Your rights under GDPR
In addition to the rights set out in our Privacy Policy, EU/UK data subjects have specific rights under the GDPR:
- Right of access (Article 15)
- Right to rectification (Article 16)
- Right to erasure / “right to be forgotten” (Article 17)
- Right to restriction of processing (Article 18)
- Right to data portability (Article 20)
- Right to object (Article 21)
- Right not to be subject to solely automated decisions (Article 22) — Pearl does not currently use solely automated decision-making in client services
- Right to withdraw consent at any time, without affecting the lawfulness of processing before withdrawal
To exercise any of these rights, email info@pearlpropertyphuket.com. We will respond within one month, unless the request is complex (in which case we may extend by a further two months and will tell you).
4. International transfers from the EU/UK
Pearl is based in Thailand. The European Commission has not (at the date of this policy) issued an adequacy decision for Thailand. Where we transfer EU/UK personal data to Thailand (or to other non-adequate countries) we rely on appropriate safeguards under Article 46 GDPR, which may include:
- Standard Contractual Clauses approved by the European Commission
- Binding contractual commitments with our service providers
- Your explicit informed consent to the transfer

5. Complaints
If you believe Pearl has not handled your personal data in line with the GDPR you may complain to:
- Your local EU member-state data-protection authority
- In the UK: the Information Commissioner’s Office (ico.org.uk)
- In Thailand: the Personal Data Protection Committee

6. Retention for EU/UK data
We follow the same retention principles set out in our Privacy Policy. Where you exercise your right to erasure, we will erase personal data unless we have a continuing lawful reason to keep it (for example a legal obligation, tax record, or active service relationship).
